This development began with a simple idea, to create homes for our own family in a place we love.
As a Shoalhaven-based family, we wanted to create something that reflects the way this place truly feels- calm, refined and close to nature. The project grew from years of sunrise walks, swims in calm morning water and a deep appreciation of the quiet beauty of Huskisson. As a family of three generations, this is a personal project shaped by lived experiences.
SIIA takes its name from the Banksia trees that line the foreshore of Jervis Bay, the hardy, beautiful trees you pass barefoot on the way to the water. It’s a name drawn from the landscape it belongs to, for a building designed to belong here too.
Three generations of our family will call SIIA home. We look forward to welcoming our future neighbours to enjoy it with us.
Fourteen two- and three-bedroom residences across four levels, each with two bathrooms. Generous proportions and flush transitions allow indoor and outdoor spaces to flow as one.
The curved balconies are designed around the sweeping form of Point Perpendicular, while large terraces, warm finishes and integrated storage create calm, uncluttered homes.
East-facing residences enjoy full views across Huskisson Beach, while west-facing homes capture ocean views from selected bedrooms or private terraces.
Soft curves, warm finishes and natural textures shape SIIA’s interiors. The curves create a gentle flow between spaces, while the distinctive veining of Taj Mahal quartzite stone and the warmth of timber flooring bring depth and character. The carefully selected Astra Walker tapware adds a refined finishing touch.
Generous custom joinery supports uncluttered living, while feature lighting casts a warm, inviting glow. These are homes designed for everyday comfort.
Designed by local architects Edmiston Jones, SIIA is a site-responsive development shaped by Jervis Bay’s distinctive coastal setting. Working closely with the developer family, the design evolved through careful consideration of solar access, natural ventilation, water views, privacy and neighbouring properties.
Apartments and generous outdoor spaces are oriented to maximise views and connection to the landscape. Soft, flowing forms reference the coastline, with curved balconies, feature screening inspired by the coastline and an entry structure evoking the form of a wave.
Sustainability is integral to the design, combining passive solar principles and cross-flow ventilation with rainwater reuse, solar power provision, EV charging, landscaping and integrated planting. The result is a distinctly local response—generous, enduring homes designed for relaxed coastal living and a strong connection to place.
At the heart of Jervis Bay, Huskisson pairs a vibrant coastal village with white sands, clear aqua waters and extraordinary marine life. Spend mornings swimming or exploring bushland trails, spot dolphins in the bay, then settle into a local brewery for a relaxed afternoon.
